Tourist licence in Javea, Valencia region: what is possible right now.
As of 16 August 2026, Javea is apartments suspended until 11 june 2027; villas are outside the suspension. Whether your property qualifies comes down to the ICU, the urban compatibility certificate, and, in an apartment block, the community of owners vote.

Javea has suspended new compatibility reports for apartments across the whole municipality, by a council resolution of 28 May 2026 published in the regional gazette on 11 June 2026, for a stated period of one year. It therefore runs until 11 June 2027, or until the new plan is definitively approved, whichever comes first. Detached villas are expressly outside the suspension. That said, being outside the suspension is not the same as being automatically eligible: the town hall has held that the 1990 plan only contemplated tourist use for flats and apartments, so for a villa we check the specific position before you commit rather than assume a yes.

Can my property in Javea get a licence?

Javea is the clearest example on the coast of the villa versus apartment split: the suspension only covers apartments in buildings, so a detached villa can still apply while a flat two streets away cannot. Registered licences have fallen from 6,161 in August 2024 to 4,292 today, largely through the regional registry clean-up, which means real capacity is opening beneath the caps being drafted.
Two things decide it. First, the ICU, the urban compatibility certificate, the town hall document confirming your property may be used for tourist rental. Second, in an apartment block, the agreement of the owners community, which under Ley Organica 1/2025 a new tourist licence now needs. Once both are in place, we register your property and you receive your VT number, the regional Valencian tourist licence reference, format VT followed by six digits and a letter. There is no national registry number.

When you rent your property you must file Modelo 210, the annual non-resident income tax return on your rental income. Can I get a tourist licence for my villa in Javea?
Yes, in principle. The current suspension only covers apartments in buildings; detached villas are expressly excluded and can apply now. We confirm your exact plot in the free pre-check first.
My Javea property is an apartment. What are my options?
New licences for apartments are suspended until late 2026 while the new plan is approved. The plan would reopen apartments under per-zone caps. The smart move is to prepare the file now, including the community of owners agreement, so you can apply the moment the plan takes effect. We track it and tell you when.
Is Javea losing tourist licences?
The registry has been cleaned up: from 6,161 registered licences in August 2024 to 4,292 in July 2026. Inactive or non-compliant entries were removed. For serious owners this is good news, since capacity under the future caps is measured against real, active licences.
Do I need to be in Spain or have a digital certificate?
You do not need to sort out a Spanish digital certificate yourself: we issue you one as part of the service, and it is included in the price. Identification is currently in person at our Moraira or Denia office, and remote identification for non residents is expected shortly. Once you have it, you authorise us electronically and we file everything on your behalf.
Will I get a national registry number for my Javea licence?
No. Following STS 620/2026 of 19 May 2026 the single national registry was annulled. The valid number is the regional one, your VT number, format VT followed by six digits and a letter.
What does the Javea licence cost?
You start with a 150 euros document review, which gives you a firm written answer on whether your property qualifies. If it does, the Complete service is 599 euros in total for a villa or independent house, and 699 euros in total for an apartment, townhouse or any property inside a community of owners, because there we also handle the three fifths community vote. The 150 euros comes off in full, so 449 euros or 549 euros remains. Every figure includes VAT. Official fees charged by the town hall and the regional government are always separate and passed through at cost. Complex cases are quoted individually in your written answer. Your annual Modelo 210 tax return is a separate service at the ordinary price: you pay the same for it as anybody else does.
