The licence and the regional registration

We obtain your tourist rental licence and the regional registration. In the Valencian Community that is your VT number, the regional Valencian tourist licence reference, format VT followed by six digits and a letter. There is no national registry number.

The urban compatibility certificate and the paperwork

We obtain the urban compatibility certificate, the town hall document confirming your property may be used for tourist rental, and prepare every form. This step is the usual bottleneck and can take 1 to 3 months, so we start it early.

The annual Modelo 210 on your rental income

Once you rent, you owe Modelo 210, the annual non resident income tax return on your rental income. Our tax advisor files it for you every year, so your licence stays compliant.

Renewal reminders

Your licence is reviewed at year five. We track the date and remind you in good time, then handle the renewal so nothing lapses.

Clear, fixed pricing

599 euros for a villa, 699 euros for an apartment, VAT included, official fees separate and at cost.

You start with a 150 euros document review that gives you a firm written answer on whether your property qualifies, and it comes off your price in full. Complete is then 599 euros in total for a villa or house on its own plot, and 699 euros if your property sits inside a community of owners, because there we also handle the three fifths community agreement that a new tourist let has needed since April 2025. Both figures include VAT: you upload your documents and we handle the whole licence, reviewed by the lawyer and the tax advisor, and you only sign. Complex cases such as rustic land, a prior urban compatibility report, regularisation, or a change of holder are quoted individually in your written answer, before any work starts. Official fees charged by the town hall and the regional government are always separate and passed through at cost. Your annual Modelo 210 tax return is a separate service at the ordinary price, never dearer for being our client.
