This Legal Notice (Aviso Legal) provides the information required by Article 10 of Spanish Law 34/2002 on Information Society and E-Commerce Services (LSSI-CE) and Article 22 of Spanish Law 7/1998 on general contract conditions, regarding the entity that operates the website easytouristlicensespain.com and the Easy Tourist License Spain service.

• Service provider (future entity from 1 July 2026, target date): Expat Abogados y Asesores Fiscales S.L.P., a Spanish Professional Services Limited Liability Company under Law 2/2007 on Professional Companies (incorporation in progress). Registration details will be published here upon completion of incorporation. Continuity of all contractual relationships is guaranteed upon transition.

3. Professional regulatory framework (Article 10.1.b LSSI-CE)

The lawyer Juan Antonio Bertomeu Vallés is subject to the following professional regulatory framework:

• Applicable professional rules: General Statute of the Spanish Bar (Royal Decree 135/2021), Code of Conduct of the Spanish Bar (Consejo General de la Abogacía Española, 2002, with subsequent amendments), Internal Statute of ICALI, and the Spanish Constitution.
• Country of issuance of the professional title: Spain. The title "Abogado" (Lawyer) was obtained pursuant to Spanish law and is recognized within the European Union under Directive 98/5/EC.
• Insurance: active professional civil liability insurance policy as identified above (#8-6.543.984), covering professional services rendered by the lawyer including those provided through Easy Tourist License Spain.

4. Activity (Article 10.1.c LSSI-CE)

Easy Tourist License Spain is a productized digital legal service that obtains and registers the tourist use dwelling licence (Vivienda de Uso Turistico, VUT) for non-resident property owners in Spain, end to end. This includes the regional tourist registration (in the Valencian Community, the VT number), the municipal urban compatibility certificate, the responsible declaration before the regional authority, and the annual Modelo 210 non-resident income tax return on the rental income. The legal work is carried out under the direction and personal responsibility of the lawyer in active practice, and the tax matters by a registered tax advisor. The firm files on behalf of the client by power of attorney, a signed authorisation, so the client does not need a Spanish digital certificate.

The activity is registered with the relevant Spanish tax authorities for VAT, IRPF and other applicable taxes corresponding to professional services rendered by a lawyer in independent practice.

5. Tax authority registration (Article 10.1.e LSSI-CE)

The service provider is registered with the Spanish Tax Agency (AEAT) under the personal Tax ID number indicated above (28988016N), in the relevant tax obligations census (modelos 036/037) corresponding to professional activities of lawyers in independent practice.

In addition, the service provider is registered as AEAT Colaborador Social (registration date: 7 November 2017), which legally authorizes the submission of tax filings telematically in the name and on behalf of third parties (clients), as established in Article 92 of the General Tax Law (LGT, Law 58/2003) and the Resolution of the Director General of AEAT of 12 July 2002.

6. Pricing and codes of conduct (Articles 10.1.f and 10.2 LSSI-CE)

Service fees are displayed transparently on the pricing page and at the checkout. Fees are expressed in Euros (€) and include any applicable Spanish VAT (IVA).

The service provider adheres to the following codes of conduct and professional ethics:

8. Terms of Service

The general contractual terms governing the use of Easy Tourist License Spain and the contracting of the Service are set out in the Terms of Service. The professional engagement of each Client with Easy Tourist License Spain is additionally formalized through a signed Professional Engagement Letter (Encargo Profesional) and a Power of Attorney Annex (POA Annex), which the Client signs electronically at the beginning of the Service.

9. Intellectual property

All content of this website, including but not limited to text, design, graphics, logos, icons, images, code, and compilation thereof, is protected by Spanish and European intellectual property law and is the property of the service provider (or, where applicable, of the respective right holders identified in the relevant content). Unauthorized reproduction, distribution, public communication, or modification is prohibited without express written authorization.

10. Complaints and out-of-court dispute resolution

The Client may submit:

11. Liability

The service provider exercises due professional diligence in maintaining the accuracy and availability of the content of this website. The service provider does not warrant the uninterrupted availability of the website or the absence of technical errors. Liability for the contracted Service is governed by the Terms of Service and the Professional Engagement Letter, in accordance with applicable Spanish law and the lawyer's professional civil liability framework.

The service provider does not control such external sites and is not responsible for their content, policies, or practices. Access to external links is at the user's own risk and is governed by the respective policies of those third parties.

14. Governing law and competent jurisdiction

This Legal Notice and the use of this website are governed by Spanish law. Disputes arising from the use of this website or the contracting of the Service are subject to the competent courts of Alicante, Spain, save for any consumer-protection provisions of Spanish law or of the user's country of habitual residence that establish more favorable terms.
