The service is the same and both prices are closed. An apartment costs 100 euros more for one honest reason: your community of owners has to agree to it, and we handle that step for you. Complex cases, such as rustic land or a change of holder, are quoted individually in the written answer you get after your document review.

What this adds up to
Our part is firm and VAT is already included: 599 euros in total for an independent property, or 699 euros if it sits inside a community of owners, and in both cases 150 euros of that is the document review that comes off in full. The official town hall and regional fees are separate and passed through at cost, confirmed in writing before you commit. We do not quote a single all in number because the official part depends on your municipality.

After your VT number
Two things come back once your licence is issued, and we would rather be plain about which one we can take off your hands today. Every year you rent, you file Modelo 210, the non-resident income tax on your rental income: that one we handle for you, because the firm is registered with the Spanish tax agency to file on your behalf, and you pay the ordinary price for it, never dearer for being a licence client. And at year five your licence is renewed, within the month before the five year mark and with an updated town hall report: preparing that renewal is work we do for you when the time comes.
Clear scope, no surprises. The Complete price is fixed and confirmed in writing before we start. A few things are quoted separately, and we always tell you up front.
What does the Complete price include?
Everything to get your licence: the urban compatibility report from the town hall, the responsible declaration that registers your tourist use dwelling with the Generalitat, and your VT number. A real lawyer reviews and files it by power of attorney, and a tax advisor handles the fiscal side. You upload your documents and sign. That is it.
What is quoted separately?
The official town hall and regional fees, always shown apart and confirmed in writing at your free pre-check. And anything outside a standard licence, for example rustic land, a prior urban compatibility report, a regularisation, or a change of holder. Those are priced per case in the written answer you get after your document review, before any work starts.
What if my property needs a new build declaration, a declaracion de obra nueva?
That is a separate procedure and is not part of the Complete price. If your property is not properly declared, we tell you at the pre-check and quote it before any work, so there are no surprises.
Is the annual tax included?
No. Once you rent, you file Modelo 210 each year and you pay the ordinary price for it, the same as anybody else. We would rather you paid the normal price than a bundle that looks cheaper and is not.
My property is an apartment. Anything I should know?
Yes, two things. Your community of owners has to agree to the tourist let by a three fifths majority under Ley Organica 1/2025, and if the statutes already ban it, the licence cannot go forward at all. We read the statutes and the minutes first and tell you straight, before you spend time or money. Because we handle that whole step, an apartment is 699 euros in total instead of 599.

Why does an apartment cost 100 euros more than a villa?
Because of one extra step. Since April 2025, under Ley Organica 1/2025, a new tourist let inside a community of owners needs that community to agree by a three fifths majority. We read your statutes and minutes, prepare the written request to your president or administrator, follow the meeting and obtain the certificate of the resolution. A villa on its own plot has no community, so that work does not exist and you do not pay for it. That is the whole difference between 599 and 699.
What is quoted individually instead of having a fixed price?
Complex cases: rustic land, a property needing a prior urban compatibility report, a regularisation, or a change of holder. Those are priced per case in the written answer you receive after your document review, always in writing before any work starts, and your 150 euros still comes off in full. We tell you which route your case takes before you commit, never afterwards.
Do I need a Spanish digital certificate?
Not necessarily, but you do need to authorise us, and there are two ways to do it. The simple one is your own Spanish digital certificate, which we arrange for 80 euros and which stays yours afterwards for anything else you need to do in Spain. The other is a notarial power of attorney, which typically costs 60 to 150 euros plus a trip to a notary or your consulate. Most owners take the certificate, because it costs about the same, takes no travelling, and keeps working long after your licence is done.
Will I get a national registry number?
No, and you should be cautious of anyone who promises one. Following the Supreme Court ruling STS 620/2026 of 19 May 2026, the single national registry was annulled. The valid number is the regional one. In the Valencian Community that is your VT number, format VT followed by six digits and a letter.
How long does it take?
The main wait is the municipal urban compatibility certificate (ICU), which typically takes 1 to 3 months depending on the town hall. We track it for you and keep you updated.
What about the annual tax once I rent?
Once you rent your property you must file Modelo 210, the annual non-resident income tax on rental income. It is a separate service, deliberately priced on its own: you pay the ordinary price for it, 129 euros for a rented property or 69 euros if you are only declaring imputed income, exactly what anybody else pays. We would rather you paid the normal price than a bundle that looks cheaper and is not.
Can I pay for just the licence and handle the rest myself?
Yes. The licence is a one-off fee, and your annual tax return is a separate service at its ordinary price. You can add it later, or never.
