Tourist licence in Denia, Valencia region: what is possible right now.

Denia has suspended new tourist licences across a list of 34 urban zones defined in its 2023 structural plan. This reaches well beyond the historic centre: it includes Marques de Campo, Passeig Saladar, Avinguda Valencia, Cami Gandia and Jorge Juan, among others. Outside that perimeter the town remains open, and that expressly includes Les Marines, Les Rotes and the Montgo area. The suspension expires on 11 September 2026, exhausting the two year maximum the regional planning law allows, and it cannot be extended a third time. The new ordinance was approved definitively on 17 August 2026, but approved is not the same as in force: it does not start to apply until its full text has been published in the provincial gazette and the further waiting period that the local government law imposes has run. Until that happens we do not quote its zoning as if it were in force, and there may be a short window in which the suspension has expired and the ordinance has not yet started to apply.

Can my property in Denia get a licence?

Denia is moving from a blanket suspension to a zoned ordinance with three areas, each with its own cap. Where your property sits decides everything: a villa towards Les Marines or Les Rotes can apply today, while a flat in the closed central area cannot. The ordinance also sets out how existing licences in the closed area are treated over time, and we read that against your own licence date rather than against a headline.

Two things decide it. First, the ICU, the urban compatibility certificate, the town hall document confirming your property may be used for tourist rental. Second, in an apartment block, the agreement of the owners community, which under Ley Organica 1/2025 a new tourist licence now needs. Once both are in place, we register your property and you receive your VT number, the regional Valencian tourist licence reference, format VT followed by six digits and a letter. There is no national registry number.

Is Denia closed to new tourist licences?

Only the urban core is suspended, and that suspension reaches its legal maximum on 11 September 2026, a Friday, so the first working day without it is Monday 14 September. Les Marines, Les Rotes and the Montgo area were never covered and remain open. What is the new Denia ordinance about?

It was approved definitively on 17 August 2026, after the council accepted several objections that made it less restrictive than the June draft. It divides the urban core into three areas: one where new licences can still be granted up to a cap, one frozen at its current number where a licence only becomes available as another is released, and one closed to new licences. The figures that circulated over the summer came from the June draft and the final text changed them, so we quote the cap for your street only once the full text is published in the provincial gazette.

How much is the compatibility certificate in Denia?

The compatibility certificate is 60 euros and the published resolution period is 3 months. That figure is set in the town hall's own fiscal ordinances, not estimated. If your property also needs a second occupancy declaration, Denia charges a fixed 60 euros for that as well. Because of the suspension, the regional registry only accepts a certificate issued within the last 6 months, so we time the filing carefully.

My villa is near Les Marines. Can I apply now?

In principle yes, the suspension does not cover Les Marines, Les Rotes or the Montgo area. We confirm your exact plot in the free pre-check and, if it qualifies, we start the certificate straight away.

Do I need to travel to Spain for any of this?

You do not need to sort out a Spanish digital certificate yourself: we issue you one as part of the service, and it is included in the price. Identification is currently in person at our Moraira or Denia office, and remote identification for non residents is expected shortly. Once you have it, you authorise us electronically and we file everything on your behalf.

What does the Denia licence cost?

You start with a 150 euros document review, which gives you a firm written answer on whether your property qualifies. If it does, the Complete service is 599 euros in total for a villa or independent house, and 699 euros in total for an apartment, townhouse or any property inside a community of owners, because there we also handle the three fifths community vote. The 150 euros comes off in full, so 449 euros or 549 euros remains. Every figure includes VAT. Official fees charged by the town hall and the regional government are always separate and passed through at cost. Complex cases are quoted individually in your written answer. Your annual Modelo 210 tax return is a separate service at the ordinary price: you pay the same for it as anybody else does.
