As of 24 July 2026, Gandia is open to new tourist licences. Whether your property qualifies comes down to the ICU, the urban compatibility certificate, and, in an apartment block, the community of owners vote.

Gandia has no moratorium on tourist licences. We read the town hall's official licence suspension register in full: every entry is an area-specific planning suspension (parts of Beniopa, one plot on Paseo Rosa dels Vents, the original core of the north beach, and three old development areas), none of them a tourist-use measure. Can my property in Gandia get a licence?

Gandia is the Valencia region's biggest beach resort and one of the largest open markets on this coast, with nearly 3,000 active licences. The nuance is hyper-local: a handful of small planning suspension areas (parts of Beniopa, one seafront plot, the original north beach core) where building works are paused for planning reasons. Outside those pockets, the licence path is open; inside them, the exact street decides, which is what our free check resolves.
Two things decide it. First, the ICU, the urban compatibility certificate, the town hall document confirming your property may be used for tourist rental. Second, in an apartment block, the agreement of the owners community, which under Ley Organica 1/2025 a new tourist licence now needs. Once both are in place, we register your property and you receive your VT number, the regional Valencian tourist licence reference, format VT followed by six digits and a letter. There is no national registry number.

The Gandia licence is a fixed-price service at 599 euros total for a villa, 699 euros for an apartment, VAT included. You upload your documents and we handle the whole licence, reviewed by the lawyer and the tax advisor, and you only sign. Official fees are charged separately.

Once you rent in Gandia

When you rent your property you must file Modelo 210, the annual non-resident income tax return on your rental income. It is a compliance step, not an extra, and our tax advisor handles it for you at the ordinary price, never dearer for being our client. Yes. As of July 2026 Gandia has no tourist licence moratorium; we verified the town hall's official suspension register in full and every entry is a small area-specific planning matter, not a tourist-use measure. The application path is open.
My flat is near the playa de Gandia. What is the main hurdle?
For a flat in a block, the community of owners approval by a three fifths majority, required since April 2025. We review the community statutes as part of the free pre-check, and our Premium plan can handle the community process.
What are those planning suspension areas I should know about?
Small pockets where building licences are paused for planning reasons: parts of Beniopa, one plot on Paseo Rosa dels Vents, and the original core of the north beach, plus three old development areas. They are not tourist-use bans, but if your property sits inside one, the paperwork needs a closer look first, which our free check covers.
Do I need to be in Spain or have a digital certificate?
You do not need to sort out a Spanish digital certificate yourself: we issue you one as part of the service, and it is included in the price. Identification is currently in person at our Moraira or Denia office, and remote identification for non residents is expected shortly. Once you have it, you authorise us electronically and we file everything on your behalf.
Will I get a national registry number for my Gandia licence?
No. Following STS 620/2026 of 19 May 2026 the single national registry was annulled. The valid number is the regional one, your VT number, format VT followed by six digits and a letter.
What does the Gandia licence cost?
You start with a 150 euros document review, which gives you a firm written answer on whether your property qualifies. If it does, the Complete service is 599 euros in total for a villa or independent house, and 699 euros in total for an apartment, townhouse or any property inside a community of owners, because there we also handle the three fifths community vote. The 150 euros comes off in full, so 449 euros or 549 euros remains. Every figure includes VAT. Official fees charged by the town hall and the regional government are always separate and passed through at cost. Complex cases are quoted individually in your written answer. Your annual Modelo 210 tax return is a separate service at the ordinary price: you pay the same for it as anybody else does.
