Tourist licence in Oropesa del Mar, Valencia region: what is possible right now.
As of 24 July 2026, Oropesa del Mar is open to new tourist licences. Whether your property qualifies comes down to the ICU, the urban compatibility certificate, and, in an apartment block, the community of owners vote.

Oropesa del Mar has no moratorium. We read the town hall's official procedure sheet in full: the tourist-housing compatibility certificate is live, handled by the Urban Planning department, with a 30 day resolution period and, unusually in an owner's favour, positive administrative silence. No suspension appears in the Castellon provincial gazette. Oropesa was in fact the only major destination in the region whose tourist-housing stock grew during 2025.

Can my property in Oropesa del Mar get a licence?
By Juan Antonio Bertomeu Valles, lawyer, ICALI nº 4643
Oropesa is the counter-example on this coast: while towns to the south suspend and cap, it kept its door open and its registered stock actually grew through 2025. The detail worth knowing is the positive administrative silence on the compatibility certificate, which is rare and works in the applicant's favour if the town hall runs late. It makes Oropesa one of the most predictable places in the region to plan a licence around.
Two things decide it. First, the ICU, the urban compatibility certificate, the town hall document confirming your property may be used for tourist rental. Second, in an apartment block, the agreement of the owners community, which under Ley Organica 1/2025 a new tourist licence now needs. Once both are in place, we register your property and you receive your VT number, the regional Valencian tourist licence reference, format VT followed by six digits and a letter. There is no national registry number.

The ICU step at Oropesa del Mar town hall
The ICU is the bottleneck. It typically takes 1 to 3 months, and everything else depends on it, so we start it first and manage it for you.
- Municipal ICU fee
- 40 euros (fee concept published in the town hall's own online payment system; official municipal source, not an agency estimate)
- Typical timeline
- 30 days, resolved by the Mayor's office, with positive administrative silence
- How it is filed
- Filed electronically through sede.oropesadelmar.es or in person at the citizen service office. A digital certificate and electronic signature are required, which is exactly what we handle for you. We prepare and lodge the application, then track it to issue.

Active tourist licences in Oropesa del Mar
Generalitat Valenciana open VUT registry (dadesobertes.gva.es), July 2026
The Oropesa del Mar licence is a fixed-price service at 599 euros total for a villa, 699 euros for an apartment, VAT included. You upload your documents and we handle the whole licence, reviewed by the lawyer and the tax advisor, and you only sign. Official fees are charged separately.
Oropesa is Costa del Azahar rather than Costa Blanca, and it plays by different rules: over 3,000 active licences, no moratorium, and a town hall that publishes its procedure clearly. For an owner priced out of, or blocked in, the Alicante coast, this stretch of Castellon is where the maths still works. We file across the whole Valencia region by power of attorney, so distance from our offices changes nothing for you.
Once you rent in Oropesa del Mar
By Daniel Bertomeu, lawyer and tax advisor, AEDAF nº 06838
When you rent your property you must file Modelo 210, the annual non-resident income tax return on your rental income. It is a compliance step, not an extra, and our tax advisor handles it for you at the ordinary price, never dearer for being our client. Separately, when your five year renewal comes round, preparing it is work we do for you.
Oropesa del Mar tourist licence questions
Is Oropesa del Mar open to new tourist licences?
Yes. As of July 2026 there is no moratorium, and the town hall's tourist-housing compatibility certificate procedure is live and published, with a 30 day resolution period. We verified the official procedure sheet directly rather than relying on second-hand sources.
What does the town hall certificate cost and how long does it take?
The published fee concept is 40 euros and the resolution period is 30 days, decided by the Mayor's office. Unusually, the silence is positive, meaning that if the town hall does not answer in time the request is understood as granted. Official fees are always passed through at cost and shown up front.
My property is an apartment in a block. What else do I need?
The community of owners approval by a three fifths majority, required across Spain since April 2025 for new tourist rentals in apartment buildings. We review the community statutes in the free pre-check before you commit to anything.
Do I need to be in Spain or have a digital certificate?
You do not need to sort out a Spanish digital certificate yourself: we issue you one as part of the service, and it is included in the price. Identification is currently in person at our Moraira or Denia office, and remote identification for non residents is expected shortly. Once you have it, you authorise us electronically and we file everything on your behalf.
Will I get a national registry number for my Oropesa licence?
No. Following STS 620/2026 of 19 May 2026 the single national registry was annulled. The valid number is the regional one, your VT number, format VT followed by six digits and a letter.
What does the Oropesa licence cost?
You start with a 150 euros document review, which gives you a firm written answer on whether your property qualifies. If it does, the Complete service is 599 euros in total for a villa or independent house, and 699 euros in total for an apartment, townhouse or any property inside a community of owners, because there we also handle the three fifths community vote. The 150 euros comes off in full, so 449 euros or 549 euros remains. Every figure includes VAT. Official fees charged by the town hall and the regional government are always separate and passed through at cost. Complex cases are quoted individually in your written answer. Your annual Modelo 210 tax return is a separate service at the ordinary price: you pay the same for it as anybody else does.
