Tourist licence in El Campello, Valencia region: what is possible right now.
As of 1 October 2026, El Campello is apartments, and houses with shared areas or horizontal division, suspended until the new building ordinance; a house with neither can apply. Whether your property qualifies comes down to the ICU, the urban compatibility certificate, and, in an apartment block, the community of owners vote.

El Campello has suspended the town hall compatibility report for tourist use since 8 November 2024. The council extended the suspension on 30 October 2025 until its new building ordinance comes into force, and that extension was published in the regional gazette on 3 December 2025. It covers apartment blocks in every case, including the commercial units inside them, and also detached and terraced houses or bungalows whenever they have shared areas or sit under horizontal division. A house with neither shared areas nor horizontal division is outside it. By law a suspension like this can last two years at most, which counted from 8 November 2024 takes it to 7 November 2026, unless the ordinance comes into force first. Towns can adopt new measures, so we follow the gazette and will update this page the day anything changes.

Can my property in El Campello get a licence?
By Juan Antonio Bertomeu Valles, lawyer, ICALI nº 4643
El Campello draws its line by typology, not by area. A house with no shared areas and no horizontal division is outside the suspension; a flat in a block, or any house or bungalow that shares communal areas or sits under horizontal division, is inside it. The exact legal nature of your property, not just what it looks like, decides the answer, so we read your title deeds and the land registry entry before anything else.
Two things decide it. First, the ICU, the urban compatibility certificate, the town hall document confirming your property may be used for tourist rental. Second, in an apartment block, the agreement of the owners community, which under Ley Organica 1/2025 a new tourist licence now needs. Once both are in place, we register your property and you receive your VT number, the regional Valencian tourist licence reference, format VT followed by six digits and a letter. There is no national registry number.

The ICU step at El Campello town hall
The ICU is the bottleneck. It typically takes 1 to 3 months, and everything else depends on it, so we start it first and manage it for you.
- Municipal ICU fee
- Not published online by the town hall; we confirm the exact fee in writing at your free pre-check
- Typical timeline
- No published deadline (the general administrative rule is 3 months)
- How it is filed
- Filed with El Campello town hall through its electronic office. While the suspension runs, the town hall is not issuing compatibility reports for apartments or for houses with shared areas or under horizontal division, so for those the realistic path is to prepare the file now and apply when the suspension ends. For a house with neither, which is outside the suspension, the report can be requested today. The town hall does not publish the fee for this report online, so we confirm the exact amount in writing at your free pre-check rather than quote you a number we cannot source.

Active tourist licences in El Campello
Generalitat Valenciana open VUT registry (dadesobertes.gva.es), July 2026
The El Campello licence is a fixed-price service at 599 euros total for a villa, 699 euros for an apartment, VAT included. You upload your documents and we handle the whole licence, reviewed by the lawyer and the tax advisor, and you only sign. Official fees are charged separately.
El Campello sits just north of Alicante city, and many non resident owners here hold flats near the seafront, exactly the typology the suspension covers. We check the legal nature of your property first, because a house with no shared areas and no horizontal division can apply while the apartment next door cannot.
Once you rent in El Campello
By Daniel Bertomeu, lawyer and tax advisor, AEDAF nº 06838
When you rent your property you must file Modelo 210, the annual non-resident income tax return on your rental income. It is a compliance step, not an extra, and our tax advisor handles it for you at the ordinary price, never dearer for being our client. Separately, when your five year renewal comes round, preparing it is work we do for you.
El Campello tourist licence questions
Can I get a tourist licence for my villa in El Campello?
It depends on two details. The suspension reaches any house with shared communal areas or under horizontal division, so a villa in a development with a shared pool or garden, or registered under horizontal division, is inside it. A villa with neither is outside it. Being outside the suspension is not the same as an automatic yes, so we confirm your exact plot and legal typology in the free pre-check.
My El Campello property is a flat. What are my options?
Apartments are inside the suspension, which the council has extended until its new building ordinance comes into force. The sensible move is to prepare the full file now, including the community of owners agreement, so you can apply the moment the suspension ends. We follow the gazette and tell you when.
What about a bungalow?
It depends on the detail: a bungalow with shared communal areas, or under horizontal division, falls inside the suspension; only one with neither is outside it. This is precisely the kind of distinction we resolve before you pay.
Do I need to be in Spain or have a digital certificate?
You do not need to sort out a Spanish digital certificate yourself: we issue you one as part of the service, and it is included in the price. Identification is currently in person at our Moraira or Denia office, and remote identification for non residents is expected shortly. Once you have it, you authorise us electronically and we file everything on your behalf.
Will I get a national registry number for my El Campello licence?
No. Following STS 620/2026 of 19 May 2026 the single national registry was annulled. The valid number is the regional one, your VT number, format VT followed by six digits and a letter.
What does the El Campello licence cost?
You start with a 150 euros document review, which gives you a firm written answer on whether your property qualifies. If it does, the Complete service is 599 euros in total for a villa or independent house, and 699 euros in total for an apartment, townhouse or any property inside a community of owners, because there we also handle the three fifths community vote. The 150 euros comes off in full, so 449 euros or 549 euros remains. Every figure includes VAT. Official fees charged by the town hall and the regional government are always separate and passed through at cost. Complex cases are quoted individually in your written answer. Your annual Modelo 210 tax return is a separate service at the ordinary price: you pay the same for it as anybody else does.
