Tourist licence in l'Alfas del Pi, Valencia region: what is possible right now.

As of 27 August 2026, l'Alfas del Pi is suspended across the whole town until 6 september 2026; first working day without it is monday 7 september. Whether your property qualifies comes down to the ICU, the urban compatibility certificate, and, in an apartment block, the community of owners vote.

Suspended across the whole town until 6 September 2026; first working day without it is Monday 7 SeptemberAs of 27 August 2026

l'Alfas del Pi suspended the issuing of urban compatibility reports for new tourist licences across the whole municipality, and across every property type, not only apartments. The clock is precise: the council's own resolution starts it the day after publication in the regional gazette, which happened on 5 September 2024, so the two year maximum runs out on 6 September 2026. In practice the first working day without the suspension is Monday 7 September 2026. What happens that morning depends on whether an ordinance has been approved and published by then: if there is one, it is the ordinance that governs, not a free-for-all. We check that on the day and tell you what actually applies, rather than guessing now.

Can my property in l'Alfas del Pi get a licence?

By Juan Antonio Bertomeu Valles, lawyer, ICALI nº 4643

l'Alfas del Pi is small but popular with northern European owners, especially around the Albir. The council is writing a regulation, and its stated direction is to be stricter in the urban core with defined conditions along the Albir seafront. Until that text is published, the whole town is paused and nobody can tell you what your street will allow. The value now is being ready for the morning it reopens.

Two things decide it. First, the ICU, the urban compatibility certificate, the town hall document confirming your property may be used for tourist rental. Second, in an apartment block, the agreement of the owners community, which under Ley Organica 1/2025 a new tourist licence now needs. Once both are in place, we register your property and you receive your VT number, the regional Valencian tourist licence reference, format VT followed by six digits and a letter. There is no national registry number.

The ICU step at l'Alfas del Pi town hall

The ICU is the bottleneck. It typically takes 1 to 3 months, and everything else depends on it, so we start it first and manage it for you.

Not published online by the town hall; we confirm the exact fee in writing at your free pre-check
Typical timeline
No published deadline (the general administrative rule is 3 months)
How it is filed
Filed with l'Alfas del Pi town hall. While the suspension runs, favourable compatibility reports for new tourist use are not being issued, so the realistic play is to prepare the file and watch for the new regulation, which we monitor.

Active tourist licences in l'Alfas del Pi

Generalitat Valenciana open VUT registry (dadesobertes.gva.es), July 2026

The l'Alfas del Pi licence is a fixed-price service at 599 euros total for a villa, 699 euros for an apartment, VAT included. You upload your documents and we handle the whole licence, reviewed by the lawyer and the tax advisor, and you only sign. Official fees are charged separately.

Many l'Alfas owners are Norwegian, Belgian and Dutch families around the Albir who have let for years. For them the priority is keeping any existing licence alive through its renewal, and for new applicants it is being first in the queue when the regulation opens. We handle both, and our Moraira office is a short drive up the coast.

Once you rent in l'Alfas del Pi

By Daniel Bertomeu, lawyer and tax advisor, AEDAF nº 06838

When you rent your property you must file Modelo 210, the annual non-resident income tax return on your rental income. It is a compliance step, not an extra, and our tax advisor handles it for you at the ordinary price, never dearer for being our client. Separately, when your five year renewal comes round, preparing it is work we do for you.

l'Alfas del Pi tourist licence questions

Can I get a new tourist licence in l'Alfas del Pi right now?

Not right now, but the date is close and it is precise: the suspension reaches its two year legal maximum on 6 September 2026, so the first working day without it is Monday 7 September 2026. It covers the whole town and every property type. We can have your file ready for that morning, and we check on the day whether a new ordinance has landed in the meantime.

What will the new l'Alfas rules look like?

The council has said it intends to restrict new licences in the urban core and to set specific conditions along the Albir seafront. That is an intention, not a rule: nothing binds anybody until an ordinance is approved and published. We track it, and we quote your street only from a published text.

I already rent in l'Alfas. Am I affected?

Activity already operating under the tourism rules keeps its position; the suspension is about NEW licences. Keeping your registration alive through the five year renewal is what protects it, and preparing that renewal is work we do for you when the time comes.

Do I need to be in Spain or have a digital certificate?

You do not need to sort out a Spanish digital certificate yourself: we issue you one as part of the service, and it is included in the price. Identification is currently in person at our Moraira or Denia office, and remote identification for non residents is expected shortly. Once you have it, you authorise us electronically and we file everything on your behalf.

Will I get a national registry number for my l'Alfas licence?

No. Following STS 620/2026 of 19 May 2026 the single national registry was annulled. The valid number is the regional one, your VT number, format VT followed by six digits and a letter.

What does the l'Alfas licence cost?

You start with a 150 euros document review, which gives you a firm written answer on whether your property qualifies. If it does, the Complete service is 599 euros in total for a villa or independent house, and 699 euros in total for an apartment, townhouse or any property inside a community of owners, because there we also handle the three fifths community vote. The 150 euros comes off in full, so 449 euros or 549 euros remains. Every figure includes VAT. Official fees charged by the town hall and the regional government are always separate and passed through at cost. Complex cases are quoted individually in your written answer. Your annual Modelo 210 tax return is a separate service at the ordinary price: you pay the same for it as anybody else does.
