Since the August 2024 reform, Valencia region tourist licences are valid for five years, and the renewal must be filed within the month before the deadline, with an updated town hall report attached. Miss it and the property drops off the registry. In a town that has since restricted new licences, that can mean never getting it back.

Why a lost licence may be irreplaceable
A licence that lapses is not paused, it is gone: re-applying means qualifying under the rules in force THAT day. Look at the coast in July 2026: Alicante city is suspended until January 2027, Denia's centre is moving to caps with a closed zone, Javea has apartments suspended, and more towns are drafting caps. An owner in any of those places who lets the five year deadline slip may find there is nothing to come back to. The licence on your property is an asset; the renewal is how you keep it.
August 2029 is the first mass expiry wave: licences registered between 2018 and the 2024 reform share the same five year clock, counted from 8 August 2024. Tens of thousands of owners will hit the same one month window at once, and so will the town halls issuing the updated reports. The owners who prepared early will sail through.
The renewal, step by step
1. Know your exact date
Five years from your registration, or 8 August 2029 for the 2018 to 2024 cohort. We calculate it, put it in the calendar and take responsibility for remembering it.
2. Fresh town hall report, timed right
The renewal needs an updated favourable compatibility report. Town halls take weeks to months to issue it, and in suspension towns the registry wants it no older than 6 months. We request it so it lands fresh inside your window.
3. File within the month before
The renewal declaration goes in during the month before your five year mark, confirming you meet the rules as they stand at renewal. Filed correctly, your VT number continues for another five years.

When exactly do I have to renew?
The regulation is literal: the renewal declaration must be filed within the month before the end of each five year period. Not months earlier and not the day after. It must be accompanied by an updated favourable town hall compatibility report, which itself takes time to obtain, so the preparation starts well before that window opens.
What happens if I miss the window?
The property is removed from the tourism registry after the deadline passes. To rent again you would need a brand new licence under whatever rules your town applies at that moment. In towns that have since restricted or capped new licences, a lost licence may simply be irreplaceable.
My licence is from before August 2024. When does it expire?
Licences registered between the 2018 tourism law and the August 2024 reform keep their validity for five years counted from the reform, so the first mass expiry date is 8 August 2029. Older registrations have their own transitional treatment. We work out your exact date for you, free.
Why does the renewal need a NEW town hall report?
Because the renewal certifies you still comply with the rules as they stand at renewal time, and the town hall report is how the municipality says your use remains compatible. In towns with an active suspension or a recent plan change, the regional registry only accepts a report issued within the last 6 months, which makes the sequencing tight. We manage that timing.
Does the renewal cost anything?
The regional renewal itself is a declaration we prepare; the town hall report carries its municipal fee (for example 60 euros in Denia, 111.39 euros in Alicante, published rates), always passed through at cost. Preparing the renewal is work we do for you when the time comes. Your annual Modelo 210 is a separate service at the ordinary price.
I rented before April 2025 without a community vote. Does renewing protect me?
Keeping the registration alive is precisely what preserves the transitional protection for activity that predates the 2025 community approval rule. Letting the licence lapse and re-applying would put you under the new regime, community vote included. One more reason the renewal deadline matters more than it looks.
