Step one, free

Start with a free zone check

Before anything is paid, we check your zone. It is free, and it tells you straight away whether your property can get a tourist licence, the regional permit that lets you legally rent your property to holidaymakers.

Green, your property can get a licence

Your zone admits new tourist licences right now. The next step is simply to start your application, and we take it from there.

Amber, your case needs review

There are conditions to check first. For example, in an apartment block a new tourist licence needs the agreement of the owners community, under Ley Organica 1/2025. A real lawyer looks at your case before you commit.

Red, a local moratorium applies right now

Your town is not admitting new tourist licences at the moment. We tell you honestly, and you can ask us to notify you if the rules in your zone change.

The guided intake

How the guided intake works

The whole intake is a calm, guided process in your language. Four steps, and a real person on the other side at every stage.

    Tell us about your property

    A short guided form asks for the town and the cadastral reference. We confirm your zone and which licence path applies to you.

  2. 2

    Upload your documents

    You upload your documents through the wizard, for example your title deed, your NIE, the Spanish tax identification number for foreigners, and your energy certificate. Plain drag and drop, in your language.

  3. 3

    We read and check them, OCR plus human review

    Our system reads your documents automatically, OCR, then a real person checks every field. Nothing is left to a machine alone.

    A real lawyer reviews and files by power of attorney

    Our lawyer Juan Bertomeu reviews the case and files it for you. You do not need a Spanish digital certificate. We file on your behalf by power of attorney, a signed authorisation that lets us file for you, so you never have to deal with the Spanish administration yourself.

Stay compliant

Your licence over time

Getting the licence is the start. Here is the full lifecycle, so you stay legal year after year without interruption.

  1. Year 0

    Licensed

    We obtain your tourist licence and your regional VT number, the regional Valencian tourist licence reference, format VT followed by six digits and a letter. There is no national registry number.

  2. Years 1 to 5

    Modelo 210 every year

    Once you rent, you file Modelo 210 every year, the annual non resident income tax return on your rental income, handled by our tax advisor Daniel Bertomeu. We cover it through our Stay Compliant subscription, 149 euros per year.

  3. Year 5

    Renewal

    Your licence is renewed at year five. Our Stay Compliant subscription, 149 euros per year, keeps you on track so you never miss the deadline, and we handle the renewal when it falls due.

We offer the annual tax and the renewal when the time comes, you are never pushed. These recurring services come when you are ready, not all at once.

Why we do it in the right order

The order matters. Doing the steps in the right sequence is what protects your licence.

The certificate comes first

The urban compatibility certificate (ICU), the town hall document confirming your property may be used for tourist rental, is the real bottleneck and takes 1 to 3 months. We start it first because everything else depends on it.

The responsible declaration comes after

We only file the responsible declaration (declaracion responsable), the formal statement to the regional authorities that starts your licence, once the certificate and any required community agreement are in place. Doing it in the wrong order risks a rejection or a licence that can be revoked.

The community agreement, for apartments

In an apartment block, we also confirm the owners community agreement required by Ley Organica 1/2025 before filing.

Doing it carefully, in order, is what keeps your licence sound. We would rather take the time to do it right than rush and put your licence at risk.
