We split your professional fee from the official fees so there are no surprises. The only firm figure is our professional fee. The official fees are set by the town hall and the regional administration, not by us. They vary by municipality, so the figures below are typical estimates only, and the official town hall and regional fees apply on top and are confirmed in writing at your free pre-check.

The 499 euros professional fee is firm. The official town hall and regional fees apply on top and are confirmed in writing at your free pre-check. We do not quote a single all in number because the official part depends on your municipality.

Our eligibility promise

If our pre-check says green and the licence cannot be obtained for reasons that existed at that moment, we refund our professional fee

Before you pay, we run a free pre-check on your zone and your property. If that pre-check comes back green and we then cannot obtain your licence because of a blocking circumstance that already existed when we checked, you get your professional fee back. Official fees already paid to third parties are not refundable, since they are not ours to return.

What this does and does not cover

  • We cannot guarantee outcomes we do not control, for example a new municipal moratorium, a change in the law, or a community of owners that votes against the licence after our check.
  • The promise covers our professional fee, not official fees already paid to the town hall, the regional administration, or a notary.
  • It applies to a green pre-check result, not to cases we flagged as amber or red from the start.

Are official fees included in the price?

No. The plan price is our professional fee. Official government and town hall fees (tasas oficiales) are charged separately, at cost, and we tell you the estimate before you commit.

Why does the Premium plan say from 699 euros?

Premium covers complex cases such as rustic land, a prior urban report, regularisation, or a change of holder. We do not quote a single closed price because the work varies by case. We quote your exact figure in writing before starting, beginning from 699 euros.

Do I need a Spanish digital certificate?

No. Most non-residents do not have one, and you do not need one with us. We file on your behalf by power of attorney. If you would like your own certificate, we can arrange it as an add-on.

Will I get a national registry number?

No, and you should be cautious of anyone who promises one. Following the Supreme Court ruling STS 620/2026 of 19 May 2026, the single national registry was annulled. The valid number is the regional one. In the Valencian Community that is your VT number, format VT followed by six digits and a letter.

How long does it take?

The main wait is the municipal urban compatibility certificate (ICU), which typically takes 1 to 3 months depending on the town hall. We track it for you and keep you updated.

What about the annual tax once I rent?

Once you rent your property you must file Modelo 210, the annual non-resident income tax on rental income. This is covered by our Stay Compliant subscription at 149 euros per year, which also handles the reminder and renewal of your licence at year five, all done by the tax advisor and the firm.

Can I pay for just the licence and handle the tax myself?

Yes. The licence is a one-off fee, and the ongoing Stay Compliant subscription that covers the annual Modelo 210 and the year five renewal is separate and optional. You can take only the licence and add Stay Compliant later, or never.
